And not just "i was at this place one time and such and such happened," but it paints a vivid picture that it takes you to that place and makes the listener feel that they are experiencing it along with the storyteller.
2) The song has an interesting musical element.
Something that tickles your ear that you will remember the next day, even if you don't remember the rest of the song.
3) The song has an interesting lyrical element.
A phrase or some sort of literary device that has emotional impact or is just clever, or catchy.
4) The song has meter.
You can tap your foot to it, and lyrics fit into a rhythmic theme of the song. There's (generally) no spill-overs or big words crammed into short phrases.
5) The song moves through tension and release.
It could be musical (dissonance leading to consonance, or fighting the natural tendency toward the tonic note, then finally satisfying that need), and/or lyrical (like the conflict in a story being resolved at the end). The song builds to a climax and a sense of finality, it doesn't lead to nowhere
